ACCOMPANIED VIEWINGS AND VIEWING FEEDBACK
Every prospective purchaser who wishes to view your property will be accompanied by one of our fully trained sales negotiators. We aim to make buyers comfortable on the viewing, to stay as long as possible in your property and tell us as much as possible about what works and doesn’t work for them. After every viewing we will give you full feedback of buyers comments and interests in the property.
We want you to feel involved in our process. We may change our marketing strategies in line with viewing feedback and we want to keep you informed. Once we have an offer accepted there is still much to do and this is often the most difficult part. We want your repeat business in the future and we also want you to refer others to Clarkes because you had a very good service. So expect to be kept informed and involved.
NO CONTRACT TIE-IN
Unlike most agents, we do not believe in tying our clients into long contracts. How does a tie in period assist you ? Well, it doesn’t. If you’re tied in for 10 weeks or more and for whatever reason it isn’t working out then you’re stuck. Not with Clarkes, we want to earn your custom and make it work. All we ask is that you sign a contract, and give us two weeks notice if you decide to withdraw your property. 2 weeks is how long it takes us to terminate the marketing.
DEDICATED SALES COORDINATOR
Once we have negotiated a sale on your property, the appointed sales coordinator manages the sale through to completion. This person will have a thorough understanding of the conveyancing processes and will make regular contact with all parties involved in the sale including solicitors, mortgage brokers, lenders, surveyors and other agents in the chain. This can be an anxious time. We will be proactive and chase progress with all parties involved and keep you informed. Previous customers have found this part of our service invaluable. It requires a lot of knowledge and experience of conveyancing and lending which Clarkes have. Many agents don’t and simply don’t undertake this work, opting instead for a ‘messenger service’.
